What is a Condo?

A condo, or a condominium, is a housing unit within a larger property, which is owned rather than rented. Condos are most similar to apartments; however, instead of renting the unit within an apartment building for a specific amount of time, condos are owned by the individuals who live there. In addition to being responsible for the interior of their condo, condo owners are often financially responsible in some way for shared spaces, including any amenities like pools, workout facilities, tennis courts, or gardens, as well as the building itself, including roofing, siding, and elevators.

What Insurance Do You Need on a Condo?

Whether it’s required by the mortgage lenders who own your loan or by your Homeowners or Condominium Association, a certain level of coverage is often required for condo owners. Even if it isn’t a requirement, personal property coverage, loss of use coverage, and liability protection for your condo, as well as some coverage for building items like cabinetry and flooring can help protect you from covered perils like a fire, break-in, or guest injury.  Some people might even want to include condo special assessment insurance, which offsets extra costs for shared spaces and amenities.

How Does Condo Insurance Work?

Condo insurance works just like Homeowners and Renters insurance. Your policy will include specified coverages, which you’ll pay for with your premium. If your property is damaged by a covered peril, for example, you would file a claim with your insurance provider. If you have full replacement cost coverage and have met your deductible, you would then receive the full replacement cost of the damaged items up to your policy limits.

What Does Condo Insurance Cover?

Not every insurance policy will be the same, however, personal property coverage, loss of use coverage, and liability protection typically come standard in Condo insurance policies.
